TMS Truck Repair Sells Fontana Property

TMS Truck Repair sold the industrial property at 10001 Oleander Ave. in Fontana, CA, to Lee and Ferriline Wetzel for $3.8 million, or about $387 per square foot. The buyers will reportedly use the property to operate their trucking company. This 6.1-acre property is comprised of two industrial buildings totaling 9,800 square feet, two modular offices totaling 1,320 square feet, and two single-family homes. The property was used for a truck repair business by the seller. Sid Osborn and Armen Gourdikian of Cushman & Wakefield represented the seller. The prices of homes and land in HCM City's newly developed outlying districts, 2, 7, Nha Be and Binh Chanh, have risen rapidly in recent days. In some areas, home and land prices have increased by 50 percent compared to a month ago.

According to real estate companies, more than 50 percent of home and land buyers are real estate investors.

Stock investors have also been taking profits from stock investments and investing in real estate. Few clients buy land or homes they intend to use themselves.

The rapid increase in real estate prices and high demand for homes and land in outlying districts will cool down as soon as more residential projects are developed, real estate companies have estimated.

Fire guts mobile home in Moss Landing

Reggie Bunner, 60, who manages Moss Landing Park at 1900 Salinas Road, said he rushed to the mobile home at space 76 when he saw it was burning.

"It was too intense for me to get in," Bunner said. "I could see the fire was burning toward the front door"

Roberson said no one was inside the house and no injuries were reported.

Michele Keith, 40, who lived at the house, had left before the fire erupted, Roberson said. Keith's friend Alex Martinez was in the shower when she left, but Martinez apparently left before the fire was reported, according to Roberson. A cat might have been inside, he said.

Roberson said the materials used to build mobile homes allow them to burn hotter and faster than other structures. .

So, when it came time to build a home for himself and his wife, Gloria, he knew just what he wanted."Our home is 1,700 square feet, plus a garage and storage," said Edwards. "At the rear of our property we have a modular modified horse barn that gives us 500 square feet for our office."Ingenious design makes both the two-bedroom, two-bath house and office space on North Third Avenue appear larger."Starting with the entrance, the front door is set into an alcove," said Edwards, who has lived in Napa since 1985. "This creates a room outdoors. You step immediately into the dining room. Tall ceilings and French doors to the deck give an open feeling."
